Originally a warehouse as part of a Tannery, later used as a workshop for the local college and more recently as storage for Lincolnshire Co-op, the site nestled down a tight single carriageway lane in the heart of Lincoln’s High Street. Surrounded by three buildings of historical importance, the site was occupied by the warehouse and an area of single storey cabins. The vision: convert into 80 luxury student beds that built on the site’s history to become a unique purpose built student accommodation block.

Extensive pre-application with the local authority sought to establish a suitable mass and scale for the site that would maximise the opportunity in a highly sustainable area. The external appearance played on the industrial heritage of the site, using various cladding and solar shading panels with an exoskeletal appearance to a four storey new build element.

Following a tense planning committee meeting with a recommendation for approval, planning was granted for 80 beds in September 2022. Detailed design began in March 2023 to commence works on the whole scheme, taking forward an exciting and unique design that gives Lincoln’s student accommodation some much needed variety.
