Formally a family house established within a conservation area, we took the opportunity to draw on our extensive experience to convert the vacant building into a 12 bedroom luxury style house of multiple occupation suitable for the nearby employment opportunities and proximity to the City Centre. Taking a “studio” flat approach to include cooking facilities within the units, most of the rooms have a kitchenette, ensuite, dining space and bedroom to create self contained accommodation. Communal facilities are also available for those rooms without the self contained luxuries, maintaining the whole building as a HMO planning use class (Sui Generis) which we gained approval for in January 2023.

In addition to our full involvement and management throughout the planning process, we undertook RIBA Work Stage 4 and 5 involvement as lead designer throughout the technical design, tender process and continued as Contract Administrator throughout the construction phase.

Practical Completion was achieved in January 2024 with tenants moving in shortly afterwards to a high quality development.
